The Electric Power Research Institute (EPRI) is in what many businesses would consider fortunate situation. It holds inexpensive long term leases over an eight building campus in Palo Altos Stanford Research Park with bay views throughout the campus, and open land reserves surrounding it. However over the past decade, the company has seen its headcount in Palo Alto steadily decline. Through coordination with the facilities department, and after meeting each department to discuss their needs, we were able to create new office standards for the company that allowed them to consolidate into four buildings comprising 90,000s.f.; where they can house 460 employees, with the associated conferencing, break rooms, and restrooms, a 130 person auditorium, 3,000s.f. data center, as well as a fitness center w/ shower rooms. By doing this, we opened three buildings for sublease and one building for an outright buyback from Stanford University. This allowed EPRI, which is a non-profit entity, to pay for construction with revenues from the land acquisition with a continuing revenue stream available after 4 years to fund special research projects. |
